Buying in Panama — common questions
Can foreigners buy property in Panama?
Generally yes — foreigners can own titled property in Panama with the same rights as citizens. There are exceptions, such as land close to the borders and some island and coastal areas. Have your own Panama attorney confirm what applies to a specific property.
What’s the difference between titled and rights-of-possession land?
Titled property is registered in Panama’s Public Registry. Rights of possession are a weaker, possessory interest found in some coastal and island areas. They carry different risks — always confirm the title type with a Panama attorney before you commit.
What does buying cost beyond the price?
Expect attorney and notary fees, registry fees and transfer-related taxes, plus any community or association fees. Who pays what varies by deal — ask your attorney for an estimate for the specific property.
How long does a purchase take?
It depends on the title review, financing and the seller. Your attorney and advisor will give you a realistic timeline for your deal.
Can buying property help with residency?
Property can be part of some residency paths, such as the Qualified Investor route, but thresholds and rules change. Confirm the current requirements with a licensed Panama immigration attorney.
Is fractional ownership available?
